I've seen some framerate monitors that add a zero to the end of the reading (or leave out the dot for 50.0fps), so 400-500 is probably 40-50fps, which looks about right for a Q6600/8800GTX/DX10.
At 240 (or 24.0fps), the game would appear laggy.
Check the temperatures and voltages in BIOS and during gameplay.
